Montepulciano’s particular position over the hills between the Valdichiana and Val d’ Orcia influenced its history and structure. The municipality of Montepulciano has 15,000 inhabitants, a third of whom are living in the city itself that has a surface of 165 square kilometres as it is the biggest of the 10 fraction of the Valdichiana Senese. The property is on a hilltop at 605 metres above the sea level and has a lovely panorama over the valley and the surrounding land. From the house it is possible to admire the olive groves and vineyards, the clay hills and cypresses. From the Tower of the renaissance palace of the town hall it is possible to see the mounts Sibillini and the mount Cimone and when is particularly clear, also the Gran Sasso d’Italia in Abruzzo. From Montepulciano it is easily possible to reach the Val d’Orcia (Pienza, San Quirico, Bagno Vignoni), the Amiata, the Umbria region (Perugia, Assisi and the Lake Trasimeno) and the Lazio region. The property is on the border between Montepulciano and Chianciano Terme, in a beautiful and convenient location. The nearby A1 motorway exits are: the number 29 Chiusi-Chianciano Terme, if coming from Rome and the number 28 Valdichiana, when arriving from Florence


Only 7 kilometres from Montepulciano, the Ginestre is surrounded by green hills, woods and wine yards. On the border between Umbria and Tuscany, the Ginestre is in an ideal location to visit both regions. A dirt road leads to the property ensuring an atmosphere of complete peace and tranquillity. 

The Ginestre is composed of two buildings distant about 80 metres from each other; a stone farm house of 662 square metres and a recently built 554 square metre guest quarters. The estate has two entrances with different practicability, that join together. The buildings are used as home, farmhouse and for the cultivation of the lands that is mainly focused on the production of wine and oil. 

The accommodation building is on two floors: on the ground floor there is a large area used as restaurant, living room with fireplace and a professional equipped kitchen. The wine produced by the farm are stored in the annexed cellar. On the upper floor there are the bedrooms and the guests’ apartments. Each room and apartment has an independent entrance provided by a balcony that runs along the entire façade of the building and one that is on the back of the building. There are two bedrooms with en suite bathrooms, one of which with an annexed lounge and two apartments, each of which with two bedrooms with en suite bathrooms, lounge and kitchen. The structure is completely surrounded by greenery, has a panoramic view over the opposite valley and is bordered by oak woods on the other sides. A large garden equipped with chairs and benches, barbecue and wooden gazebo with tables completes the outdoor space. About 200 metres away, passing through a path shaded by hazelnut trees and beautiful tall trees including secular oaks and shrubberies, it is possible to access the swimming pool. It is 6×12 metres, with a depth that goes from 90 centimetres to 190 centimetres and is situated in the most panoramic area of the Podere. It is fully equipped; it has a border of travertine, a roman stair and a small construction for technical use and warm shower.

The second building, in the centre of the Ginestre, is called “the historical house” for its architecturally valuable characteristics and its ancient origins. It is on three floors: basement, ground and first floor. It is divided in two main bodies that are connected to each other by a third one, that altogether delimit an internal yard. In addition there also is a fourth building on two floors. The main part is used as accommodation, with on the ground floor two large attached lounges with fireplace, a dining room, a lovely large kitchen, a living room with WI-FI and internet connection, a bathroom, an oven with external access and a surrounding garden comfortably equipped for spending some relaxation time. A harmonic succession of arches divides the spaces characterized by floors of brick, cotto and wood and a clever use of beams on the ceiling. A refined and magic place.

On the upper floor there are three bedrooms with en suite bathrooms, finished with elegance and a panoramic view. The three bedrooms have access to a private lounge that is on the same floor. The accesses to the second floor are two: an external one through an ancient stair that comes from the yard and an internal one that leads to the behind floor from the living room. From the historical house it is possible to access the swimming pool through a 200 metres pathway. 

The remaining part of the building, with independent discreet access, is used for the biological farm activities as well as the owner’s home who manage the farm and the accommodation business. On the basement of the house there are: the cellar and storage room used by the kitchen, laundrette, thermal power plant and garage. All of the rooms, but the first cellar-storage, are accessible from the extern, while the laundrette is connected to the ground floor by a spiral staircase. The residence of the owners is on the first floor and consists of four bedrooms, three bathrooms, lounge and kitchen. 

Few steps from the historical house there is a large and beautiful summer lounge.

Two farming annexes complete the property one of which includes a cellar used for the preparation of wine. It is on one floor that is dedicated to the wine preparation and the farm activity. It has a “L” shape and is used for the wine preparation, exposition and sale of products, and includes a storage and a toilet. All of the rooms are equipped with all the plants and utilities systems and wine production. It is in masonry-work and is 95 square metres, plus 66 additional square metres of canopy.

The 18 hectares of land cultivated with biological products are ideal for nice walks to enjoy the sun and goods of this land. The estate is in a perfect location where to appreciate the nature and discover local towns such as Montepulciano, Pienza, Monticchiello, San Quirico d’Orcia and relax at the spa centres of Chianciano, Bagno Vignoni, Rapolano or San Casciano dei Bagni.

The farmhouse has 1.3 h of olive groves, 6 h of wood, 6 h of cultivated land and grassland, a Tartufaie IGT field, and 2 h vineyard producing Rosso di Montepulciano and Vino Nobile di Montepulciano.

The wine yard is divided into two parts: the old vineyard of the Podere Lamberto and a newer one. The first is on the east side of the property, with a medium slant and a regular ventilation that arise when there are climate changes, as in morning when with the sun, it takes away any remaining excess of humidity on the leaves and bunches protecting the plants from mould and rot during the maturation of grapes, as well as the most common phytopathology. This peculiarity is a precious advantage considering that this is a biological cultivation. The sixth plant is classic with 3 metres wide inter-row and 1.80 metres distance between the stumps. The pruning system is mixt between the Guyot and Cordone Speronato. The ampelographic base consists of Prugnolo Gentile (Sangiovese) 80%, Canaiolo Nero, Mammolo and Colorino. The most recent wine yard is on the south-east side of the property and has as well a medium slant on a tuff land. The plant has a density of 4400 stump per hectare in cultivated in closer inter-rows of 2.50 metres and is cultivated at Cordone Speronato with an inter-row distance of 0.80 metres and high string 0.50/0.80 from height. 

The close distance to the floor allows the bunch of grasp to have an optimal maturation thanks to the microclimate that is present also in the most difficult years. The ampelographic base mainly consists of several clones of Sangiovese, but also of Colorino and Merlot. The pruning strategy of the vineyard is in favour of the quality rather than of the quantity. 

A dry pruning, a the green pruning and the thin out of the exceeding bunches, have the objective to contain the production below the allowed maximum. The grape picking, at 550 metres above the sea level, usually is the second week of October for the Sangiovese and a couple of weeks before for the Merlot. 

The grape picking and the wine production happen collecting the grapes by hand in small crates. During the first phase of the collection it is already possible to notice a rigid selection of the clusters to send to the cellar only the best product, perfectly healthy and mature. After the deseeding follows a soft tread with immediate transfer to the steel fermenter where start the fermentation at a controlled temperature. After the alcoholic fermentation, that usually occurs within a week, follows a period of further maceration of the skin that in the best years and for the wine destined to the ageing can last up to three weeks. There is a frequent process to bring the wine from the bottom to the surface which is alternated with the pressing process and “delastage”, characterize this first phase of the wine production. The following phases consist on following the new wine through the settling of the dregs and the relative clarification, the final malolactic fermentation phase (that is strictly finished within November). The final clarification preludes to the transfer in wooden barrels for the refinement.

Maturation and refinement. 
The cellar used for the refinement is naturally maintained at a temperature of 16/18° Celsius. The wine will be stored there for 12/18 in French durmast barrels of 10 hl for the Vino Nobile di Montepulciano; 12 months in the same type of barrel for the Rosso di Montepulciano; some months in a steel pool with alternate to passages in barrel for the Tuscan Tartufaie IGT that is then bottled during the next spring. The period of refinement in bottle depends on the different type of wine. 
The olive groves counts 400 plants (both in production and new plants) over eight hectares and a half of land. Its relatively content dimension, allows the use of the classical method of handpick collection and to bring to the pressing within 24 hours to ensure that the olives are perfectly intact and with the ideal degree of maturation. This is the simple secret of the tradition that summed to the cold pressing technique and to the setting without filtering allows to obtain a product with the unique taste and smell of this part of Tuscany.

The blend of the different cultivar is traditional: the Correggiolo represents the basic variety; the Leccino ensure an high resistance against frost in the coldest years and gives a delicate note to the oil; the Moraiolo characterised by a smaller and less reliable production, but necessary for the notes of fruity bitter and chilly that impart to the product; and to finish, the Pendolino, beautiful to see for its “weeping” shape, similar to the willow’s, that is essential in the smaller olive groves for its “pollinizer” function.

The farm includes a lovely 1650 square metre pond that collects rain water to irrigate, as well as some secular oaks and an Etruscan tomb.

The furniture is to be considered as instrumental goods of the farm as well as the agricultural tools and are not comprises in the sell, unless different agreements.
