Location
Acquapendente is a village reached by the Via Cassia and is ten kilometres north of the Bolsena’s lake, near the naturale reserve of Monte Rufeno, which is found on the opposite bank of the river Paglia. Acquapendente owes its name to the fact of being located close to several small waterfalls that flow into the small river Paglia, which marks the natural border between Lazio and Tuscany. From Aquapendente it is therefore easy to reach the Bolsena’s lake, the cool slopes of the Amiata Mount with its thermal spas of Bagni San Filippo on the Siena’s side and the Saturnia’s spas on the Grosseto’s side, the wonders of the Val D’Orcia, with its famous medieval towns of Montalcino, San Quirico d’Orcia, Pienza and more generally all those famous hamlets between northern Lazio, Umbria and southern Tuscany.

Description
A very charming apartment located on the main floor of the Vecchio Palazzo in the historic center of Acquapendente. The property has a net area of 130 square metres and is on one level, on the first floor of the Palazzo. The property also includes storage rooms and cellars to renovate on the ground floor and an outdoor area used as a vegetable garden of about 180 square metres, accessible by the storage rooms. The external facade needs a makeover. Access is given by a large staircase shared with another apartment located on the second floor. The apartment comprises of an entrance hall, a large lounge of 40 square metres with painted walls and ceiling arches, double bedroom with painted ceiling arches, a second bedroom, closet/pantry, dining room, kitchen and bathroom. The apartment was recently renovated, it is habitable and currently inhabited, but it does require some small improvements. On the ground floor, with independent access only a few meters from the entrance, there are the old storage rooms and cellars to renovate in addition to the garden / orchard, that is an interesting private outdoor space of about 180 square metres, located in the heart of the historic center of the town, among the old characteristic houses made of tuff. The access to the storage rooms and the garden could also be from in the apartment, by re-opening an old door and an old iron staircase. The property is just a few metres from all the major stores and services in the town.

State of repair
The property has recently undergone renovation in early 2000 when the owner completely remade the kitchen, the bathroom and electrical and heating systems. The roof was completely remade in the ’80s as well. The ceilings are in wooden beams and terracotta tiles with false vaulted camorcanna ceilings in the living room and one of the rooms, and false camorcanna ceiling painted or decorated in the other rooms. The floors are terracotta and old handmadecementine hexagonal Nouveau. The window shutters are all wooden. Some of the windows have double glazing, some not. The external facade is in need of renovation.

Utilities
All utilities are included. The electrical and heating systems have been redone in the early 2000. The heating system has an autonomous natural gas boiler with radiators in the kitchen and dining room, and heaters (both gas and electric) in the two bedrooms and living room.

Land registry details
The building was built before 1967 and was later restored by regulated planning permissions. From the cadastral viewpoint the property is properly registered to NCEU the CiMunicipality of Acquapendente.

Ownership Details/Contractual Obligations
The property is registered in the name of a person and the sale is then subject to tax registration of 10% if purchased as a second house or of 3% if bought as a first house with the obligation to transfer the residence within 18 months from the date of the notarial deed.
