The estate consists of:
there are two buildings which were a completely restored; the main one is a historical house which dates back from the XIV century; the park of half hectare offers a wonderful view over the surrounding countryside and the medieval town of Torrita di Siena.
The Manor House has a surface of about 500 square metres. It is on several floors which give a characteristic dynamism to the structure:
-The entrance on the ground floor of the main building, leads to a large hall in which there is the reception of the hotel and a picturesque spaces used for breakfasts;
-An ancient stairs connects the floors. The guests’ bedrooms are divided into three types: Suite (as large as apartments), Superior (which, very spacious, include also a living room or an hall) and Junior.
Each accommodation is unique in style and furniture and is equipped with: air conditioning, bathroom with crystal shower, satellite Tv, independent heating system, garden and independent entrance.
An extension of the structure creates a small private area which is almost independent from the rest of the building. It consists of a small apartment on two floors which is currently used as the owner’s residence. There also is a small completely autonomous kitchen where room service breakfast is prepared.
The 35 square metres outbuilding is on one floor. The external walls are plastered and bricked. Inside it is composed of a living room/hall with fireplace and a bedroom with en-suite bathroom.
The land, of over half hectare, surrounds the property. Ideal to enjoy the landscape with a good glass of wine or reading a book, is the colourful gazebo-sculpture equipped with tables and chairs.
State of repair
The farmhouse was completely and skilfully renovated in respect of the architecture’s origins blending harmoniously old and modern. Key element of the restoration: develop a new space disposition without distorting the originating building soul. The external walls of the building are in red bricks that, with the landscape, give a feeling of apparent simplicity. Inside, however, the simplicity gives way to forms, proportions and colours which are complex, but without any inconsistency. Even the furnishings contribute to a game of provocation and taste for novelty: sofas, dormeuse, chairs and tables with sinuous shapes, made of modern resin or brushed iron, are scattered in the living rooms like coloured spots on a picture. The furniture is creative but functional and harmonized with vaulted ceilings, arches, wooden beams and the stone walls of the hamlet. After careful inspection of the original structural materials, the flooring was remade using motars which the owner decorated herself with the exception of the bathrooms which were conveniently tiled.
All the utilities are present. Water is supplied by the local waterworks and the heating system by natural gas with an underground LPG cylinder.
Land registry details
The building listed at the NCEU of the municipality of Torrita di Siena and the land at the N.C.T. of the same Municipality. The construction of the building dates back to ancient times certainly before 1967. There have been made regularly authorized restructuring through the issuance of permits. A first check shows that the situation is fully regular.
Ownership Details/Contractual Obligations
The estate is in the name of a person and the sale is subject to tax registration of 10% or of 3% if purchased as first home.
